PROPOSED CHANGES TO THE COVENANTS AND RESTRICTIONS FOR GREATER PINES

The community of Greater Pines was built in 10 phases.  Each phase had similar but not the same
covenants and restrictions.  Now that the community is completed and county, state, and federal rules
have changed, it is time to unify the covenants and restrictions into one document which will be uniform
and up to date for all phases of Greater Pines.  The Board of Directors of the Greater Pines Homeowners
Association has been working with Larsen & Associates, P.A. to accomplish the task.

The PROPOSED "Amended and Restated Declaration of Covenants, Conditions and Restrictions for Greater
Pines" is available here in Microsoft Word (doc) format or here in Portable Document Format (pdf). 
Please make sure you read these over carefully.  We will start going door to door to collect signatures starting
September 2, 2008.  We'd like to thanks you in advance for your time and cooperation as we try to make our
neighborhood unified.

PLANS TO MOVE GREATER PINES FIRE SERVICE FROM COUNTY TO CITY (UPDATE)

Lake County Commissioner, Elaine Renick, says the topic regarding the change of fire services from
Lake County to the City of Clermont will be discussed during the August 19th, Commissioners meeting.
The meeting starts at 9:00 am.  Any Greater Pines Homeowners who would like to carpool to the meeting
are urged to meet at the pool parking lot by 7:50 am on Tuesday, August 18th.

 

PLANS TO MOVE GREATER PINES FIRE SERVICE FROM COUNTY TO CITY

Plans are being discussed whereby fire services currently being provided by Lake County
would be taken over by the City of Clermont.

If you would like more information regarding this proposed change in fire service for our
community, contact Lake County Commissioner Elaine Renick at ERenick@lakecountyfl.gov.

Please check this site often for updated information.

This topic has been removed from the July 15th,  Lake County Commissioners meeting
but will be taken up at a future meeting.

 

TO ALL GREATER PINES HOMEOWNERS

Due to the continuing problems of vandalism/unauthorized persons using the pool at the pool area, the Greater Pines Home Owners Association has CHANGED the locks for the pool gate and restrooms to protect the Association's Property.

The new keys for the pool gate and restrooms are available by contacting:

You may purchase one extra key or lost key at a cost of $5.00 by check only; please make your checks payable to Greater Pines HOA.  Keys may also be available when you request them via the Greater Pines HOA website info@greaterpineshoa.com.

YOU MUST BE THE HOME OWNER AND MUST SHOW PROPER IDENTIFICAITON TO RECEIVE YOUR KEY(S)

If you are not in good standing with Greater Pines Homeowners Association you will not receive a key.

 

PROTECT YOUR VALUABLES AND OUR NEIGHBORHOOD

Over the past few days at least 5 vehicles were broken into. ALL of the vehicles were unlocked. The main items that were taken were registration & insurance cards.

Always lock your vehicle. Keep the windows closed. Never leave the car running or leave the key in the ignition. Keep valuables out of sight. Park in well lit areas. The common sense approach to protection is the simplest and most cost effective way to thwart potential thieves.

If you make the Greater Pines neighborhood difficult for thieves, we all benefit.

 

PROPERTY Appraiser's Web site adds new feature to assist voters with understanding amendment on Jan. 29 election

TAVARES — The Lake County Property Appraiser's Office recently updated its Web site (www.lakecopropappr.com) with a property tax estimation calculator that helps current and future homeowners compare the current homestead exemption rate to the proposed tax reform amendment, which voters will consider at a special election on Jan. 29.

The Web site also gives a basic outline of the proposed tax reform on its frequently asked questions page at www.lakecopropappr.com/frequently-asked-questions.aspx.

The improved property appraiser's Web site was unveiled in August with new features such as a sales search, which allows a Web user to track sales of homes in a particular neighborhood. This online tool is beneficial to home sellers, buyers, appraisers and real-estate agents as it allows them to compare what other homes are selling for in the area. Criteria for conducting an online sales search are comprehensive with several different categories, including neighborhood, sales price range, year built and ground floor area.

COVENANTS, CONDITIONS & RESTRICTIONS

There are currently 10 sets of covenants, conditions and restrictions, or, one for each phase.  Although there are some minor differences between the phases, they are essentially the same.  If you do not have a set of the covenants, conditions and restrictions for your phase, they are available on the "Rules" page of our website at www.greaterpineshoa.com.  You may also get a copy by sending a request to:
