(Updated) No. Despite its name, the Greater Pines Homeowners Association Inc. is not a homeowners association and therefore is not subject to Florida Statutes §720, or to provisions such as the open meetings or open records laws, except for those requirements in the bylaws. Greater Pines Homeowners Association, Inc. is a voluntary, member-based association that exists to serve its membership.The Greater Pines Homeowners Association Inc. lacks critical duties required to be identified as a Homeowners Association under the law. These include being mandatory and having the authority to impose assessments or conduct enforcement actions, which have been relegated to Lake County. As a voluntary community association, Greater Pines Homeowners Inc. is subject to FS §617, which governs non-profit organizations within the state.

chevron_rightCan Non-Member residents attend meetings of the Association? No. Only Members of the Association are invited and permitted to attend Association meetings. If an issue arises that affects all residents of the community, the Board will schedule a special meeting for residents.

chevron_rightHow do I request records of the Association? It depends on what records you are seeking and your membership status. In compliance with FS §617, the Association is required to maintain records of certain activities. Members in Good Standing may request a review of these records, subject to Florida statutes. Non-members may request records, but the Association is not legally required to supply them.For non-member residents of the subdivision, most records regarding assessments and expenditures can be obtained via a public record request of Lake County who runs the Municipal Services Benefit Unit that imposes the annual assessments against property owners.

The Board operates on a volunteer basis, with members dedicating their time to the community without pay. This is because, like most HOAs, Greater Pines HOA Inc. is a nonprofit organization, meaning board members serve in the best interest of its members rather than for personal financial gain.

All residents, regardless of membership status, can inquire about the assessments being imposed on their property. There are multiple opportunities to ask questions throughout the year.Members can attend Monthly Association Board of Directors Meetings, attend the Association Annual Meeting, contact the Management Company, or make an inquiry to Lake County.Non-Member residents can attend the Annual Residents Meeting, contact the Management Company, or make an inquiry to Lake County.

Funds collected from membership dues are used for association operations, communications, and community social activities. Members in good standing are entitled to vote in the GPHOA annual elections, participate in community surveys, access restricted areas of the community website, and access discount programs.

The company charges a management fee for overseeing general operations, such as selecting and coordinating with vendors, handling financial reporting, and assisting with board meeting logistics. They also provide inspection services and monitor for covenant violations.They do not provide leisure services or event services as part of their current contract.
