Governing Structure and Documents
The Greater Pines subdivision is managed by two separate entities. The first is the Greater Pines Municipal Services Benefit Unit (MSBU). Created and managed by Lake County, the MSBU is the entity that assesses each lot and collects those assessments via your Lake County Tax Bill.

The second entity is the Greater Pines Homeowners Association Inc. (HOA); a voluntary organization created by the subdivision developer and contracted with Lake County to oversee the expenditure of MSBU assessment dollars for maintenance of the community common property.
The subdivision is governed by the adopted deed Covenants. These covenants are specific to each of the 10 phases and outline what is and is not permitted on each property. As a homeowner in Greater Pines, please familiarize yourself with our community covenants and the covenants for your specific phase.

Association Membership Form
Membership in your HOA is voluntary, and the $20 annual dues support association operations and communications, social gatherings, the twice-yearly neighborhood garage sale, and various events throughout the year. In addition, association members receive voting rights in community surveys, the ability to select the Board of Directors, access to association discounts, and other benefits as determined by the Board of Directors.
If you submit a membership application, it will be considered at the next monthly Board of Directors meeting. Once approved by the Board, your $20.00 payment will be processed if you submitted a paper application. If you submitted an online application, you will receive an invoice and an access code to pay your outstanding membership invoice online.
Subdivision residents have an annual opportunity to renew their membership in the voluntary HOA or opt out of participation.
